By partnering with numerous agencies, non-profits and private businesses, Homes for Good is able to provide needed housing along with critical services that serve as a launching platform for families and individuals who are struggling in the current housing market and allow them a chance of future success.
The development team is responsible for all phases of real estate development from concept through project implementation. This includes strategic direction, land acquisition, securing financing, construction oversight and asset management. Project types include new construction, acquisition rehab, and substantial capital repairs for existing affordable properties.
The primary method of affordable housing development over the last couple decades has been the Low-Income Housing (LIHTC) tax credit program. Homes for Good uses this program to bring affordable housing units to Lane County by applying for a Tax Credit reservation through Oregon Housing and Community Services (OHCS). When successful, we partner with a private entity to secure funding for construction and subsequently contracts with property managers to oversee the day-to-day operations of the property. The development team also conducts major preservation and maintenance efforts to rehabilitate aging affordable properties and preserve properties with expiring rent subsidies. By refinancing and upgrading these facilities, we can supply more affordable housing without the cost of new construction.
